Town of Vienna vs. Vienna, VA: Taxes, Costs & What Buyers Should Know

A Vienna address doesn’t always mean you live in the Town of Vienna. Here’s what that difference means for your taxes, services and total cost of ownership, and why our family has found the Town worth it.

A Vienna Address Isn’t Always the Town of Vienna

One thing buyers should understand about Vienna is that having a Vienna mailing address does not necessarily mean you live within the Town of Vienna.

You can live just outside the Town boundary, have Vienna, VA on your address and be only minutes from Maple Avenue, but technically live in unincorporated Fairfax County.

Why does that matter?

If you live within the Town of Vienna, you pay an additional Town real estate tax. In return, the Town provides its own services, amenities and community programming that contribute to the small-town feel that makes Vienna unique.

What Does It Mean to Actually Live in the Town of Vienna?

The Town of Vienna is an incorporated town within Fairfax County.

That means Town residents are still Fairfax County residents and pay Fairfax County real estate taxes, but they also pay an additional Town of Vienna real estate tax.

One easy clue is the address. Homes within the Town generally use directional designations such as NE, NW, SE or SW as part of the street address.

That can be a helpful starting point, but if you are buying a home, I would always verify the property’s jurisdiction rather than relying solely on the mailing address.

The distinction becomes especially important when you are comparing two homes that appear to be in the same general area. One may be within the Town boundary while another a short distance away may not be.

How Much Are Town of Vienna Property Taxes?

For tax year 2026, the Town of Vienna real estate tax rate is $0.19 per $100 of assessed value.

That Town tax is in addition to the Fairfax County real estate taxes that apply to the property.

Because Vienna property values can be substantial, that additional tax is something buyers should include when calculating their total monthly housing expense.

Tax rates and assessments can change, so I always recommend checking the current Town of Vienna and Fairfax County figures when evaluating a particular property.

$0.19

per $100 of assessed value, for tax year 2026

~$1,900

To put the Town portion into perspective, a home assessed at $1 million would have approximately $1,900 per year in Town of Vienna real estate tax, before considering Fairfax County taxes or other applicable assessments.

~$3,800

At $2 million of assessed value, the Town portion would be approximately $3,800 per year.

What Do You Get for the Additional Town Taxes?

This is where the conversation becomes more interesting than simply comparing tax rates.

The Town provides services and amenities that are a meaningful part of living here.

Vienna has its own police department, Town services, parks, sidewalks, recreational facilities and community programming. The Town also provides residential trash and recycling collection.

Then there are the things that are harder to put a dollar value on.

Events and community activities are a big part of Vienna’s identity. The Town has a wonderful community center with programs and camps, along with parks, athletic facilities and public spaces that our family uses and enjoys.

Those are some of the reasons I think Vienna has managed to maintain a small-town feeling despite being surrounded by Northern Virginia.

For us personally, the additional Town taxes have been worth it.

That does not mean every buyer needs to be inside the Town boundary. It simply means you should understand what you are paying for when comparing the cost.

What About Living Just Outside the Town of Vienna?

Living outside the Town limits can be an attractive option too.

There are neighborhoods with Vienna mailing addresses that provide easy access to the restaurants, trails, shopping and other amenities around Vienna without being subject to the additional Town real estate tax.

Depending on the location, you may still feel very connected to Vienna.

This is one reason I would not automatically eliminate a property simply because it falls on one side or the other of the Town boundary.

Instead, look at the whole picture.

Other Taxes and Costs to Know About

Real estate taxes are the biggest difference most homeowners will notice, but there are a few other Town-specific costs worth knowing about.

The Town of Vienna currently has a 4 percent meals tax on prepared food and beverages sold within the Town.

There is also a Town vehicle license fee collected through Fairfax County, and yes, if you have a dog, Vienna even has its own annual dog license.

None of these individually is likely to determine where you buy a home, but together they are part of understanding what it means to live within an incorporated town.

Don't Forget About Future Property Assessments

This is particularly important when buying new construction.

If you purchase an existing home, you can look at the property’s current assessment and tax history to get a sense of the real estate taxes.

With a newly built custom or spec home, that can be more complicated.

The previous assessment may reflect the older house that was torn down rather than the value of the newly completed property. Buyers should make sure they are budgeting for taxes based on a realistic assessment of the finished home rather than simply relying on the property’s previous tax bill.

Even with an existing home, assessments can change over time.

When I am helping someone think through the cost of buying in Vienna, I want them looking beyond principal and interest and considering the full monthly cost of owning the property.

A Few Other Costs of Owning a Home in Vienna

Most of the costs of living in Vienna are similar to the rest of Northern Virginia, but there are a few things we have learned as homeowners.

Vienna has a lot of mature trees, which is part of what makes the neighborhoods beautiful, but landscaping and tree maintenance can become a meaningful expense if you do not plan to handle it yourself.

If your property has an irrigation system, it is also worth understanding how the water and sewer charges work. For our own home, having a separate irrigation meter has been important because of the potential sewer costs associated with outdoor water usage.

One thing you generally will not encounter throughout most of Vienna is a heavy concentration of homeowners associations. There are HOA communities, particularly among some townhome and condominium developments, but many of Vienna’s single-family neighborhoods do not have an HOA.

So, Is It Better to Live Inside the Town of Vienna?

Living within the Town of Vienna and living just outside the Town boundaries can both give you easy access to everything people enjoy about the Vienna area.

For our family, we enjoy living in the Town because we use the amenities, participate in the community events and like being close to the center of town. Other buyers may find that a home just outside the Town boundaries offers the location, lot size, home style or other features they are looking for while still keeping them very connected to Vienna.

The key is simply understanding the distinction when you are looking at homes.

Two properties may both have a Vienna address and be only a few minutes apart, but the taxes, services and Town designation can be different. Knowing those details upfront makes it easier to understand the true cost of each property and decide which home and location best fit what you are looking for.
